Our Letting Process for Landlords
STEP 1
Arrange a telephone consultation
Through an initial telephone consultation with one of our property experts we can quickly establish what your property goals are, what type of property you have, what services are likely to be of interest to you and any special requirements you may have. Once we have this established, we can move to a more formal property consultation at the property.
STEP 2
Property Assessment
Our property expert will conduct a thorough inspection of your property. This will include establishing which rental markets it will appeal to, rental value, legal requirements and any advice on enhancements to maximise its appeal to prospective tenants.
STEP 3
Tailored Marketing Strategy
Different properties will need different marketing strategies, and we have many strings to our bow when it comes to marketing. Some will need our direct contacts within hospitals, local companies or universities. Some will need extra bespoke advertising through specific property portals or our social media channels.
STEP 4
Property Viewings
Once our tailored marketing has generated the required interest, we will show selected prospective tenants around the property. During this property tour one of our skilled staff will point out the main features and benefits of the property whilst getting to know each prospective tenant a little better.
STEP 5
Tenant Screening Process
For a residential property we will carry out a rigorous tenant screening process. This comes in three stages. Firstly, we vet prospective tenants over the phone, secondly we assess them during a physical viewing and thirdly we carry out an independent referencing check.
STEP 6
Legal Compliance
The legal requirements for landlords and rental properties are higher than ever before, and this is where we can give our landlords some peace of mind. We will advise you of all the legal property requirements and will use the very latest occupation contracts and legal notices. In addition, we are always up to date with the latest changes.
STEP 7
Tenant Selection and Agreement
Once we’ve identified suitable tenants, we present their profiles to you for approval. We’ll guide you through the selection process to ensure you feel confident in your final decision. Once agreed, we can proceed to the preparation and signing of the latest occupation contract and will ensure the whole process is seamless and stress-free.
STEP 8
Ongoing Support and Property Management
If, like many of our landlord clients, your work and family life are super demanding, you can take advantage of our ongoing and comprehensive management service with your own appointed property manager. From keeping an eye on safety certificates and compliance, to handling maintenance calls, carrying out periodic inspections, collecting and monitoring rent, right through to the end-of-tenancy inspection and negotiating the bond return.
