Being a landlord or property investor in today’s climate is not easy. Policy headwinds, rising costs and constant regulatory pressure have tested even the most resilient. Yet time and again, long-term investors have been rewarded by focusing on fundamentals rather than headlines. This article sets out a clear, long-term view for landlords and investors willing to stay disciplined—and keep buying.
As I reflect on the last decade, it’s hard to deny that running a business in the UK has been an uphill struggle. Economic uncertainty, political instability, and constant regulatory change have created an environment that is anything but supportive. The decline of the previous UK government was deeply damaging, and the transition to the current one has, for many business owners, has been even worse. Whether this has been due to sheer incompetence or deliberate policy is difficult to say. Either way, the outcome has been the same: a challenging and often hostile environment for enterprise.
Recently, I formed a small business group made up of local business owners. What struck me most was not just the depth of experience in the room, but how closely aligned everyone’s views were. We all face similar pressures. We all feel a lack of confidence in national leadership. And we all agreed on one key point: if we want our businesses to survive and grow, we must support one another. Collaboration, shared knowledge, and mutual encouragement are now more important than ever.
To anyone running a business today, I want to say this clearly: well done. You deserve enormous credit. To build and sustain a successful business amid high taxation, ever-increasing compliance, and leadership that appears fundamentally anti-business is no small achievement. Please keep going. History shows us that political cycles change, and with time, better governance will return. When it does, those who have endured will be best placed to reap the rewards their hard work and skill truly deserve.
I offer that perspective as a backdrop to my core message: property investment.
Landlords, in particular, have taken a sustained battering over many years. Tax advantages have been stripped away, compliance has grown increasingly complex and costly, and little consideration has been given to landlords as small business owners in their own right. Instead, policy after policy appears designed to discourage investment and push landlords out of the market—something we have seen happen in significant numbers. Again, whether this has been by accident or design matters less than the impact it has had.
And yet, despite these challenges, my message to existing landlords and aspiring property investors is simple: stay the course and keep buying.
I say this to my children, and I say it to anyone with time on their side: Buy. Buy. Buy.
Traditionally, property investment offered a powerful threefold benefit:
- Monthly income
- Tenants paying down your mortgage, ultimately delivering a debt-free asset
- Long-term capital growth
Today, many investors may find that the first of these is less reliable than it once was. But if a property can still cover its costs—“wipe its face”—while allowing for sensible provision for maintenance and overheads, the second and third benefits remain firmly intact. Tenants continue to reduce the mortgage balance, and over the long term, capital growth remains a strong and compelling prospect.
Unlike stocks and shares, property also offers something deeply reassuring: a tangible asset. Bricks and mortar don’t vanish overnight. They provide security, control, and durability that few other investments can match.
There is another important consideration in our rapidly changing world. With the accelerating adoption of AI and automation, many jobs will inevitably disappear or evolve beyond recognition. The overall pool of employment is likely to shrink. However, one constant remains: people will always need somewhere to live. Property, as an investment, fulfils a fundamental human need—today, tomorrow, and for generations to come.
This is perhaps a message as much for our children as it is for ourselves. Building property assets over time, or even instilling the mindset of long-term, tangible investment, can give them a stronger foundation for the future.
So take a measured, long-term view. Navigate the current barriers with care and discipline. Ignore the noise and focus on fundamentals. Property investment has always rewarded patience—and it always will.
