Therefore, today we would like you to meet Rob Chipp from our lettings department.
Hi Rob, what is your role here at Fresh and what are your main duties?
I’m the Lettings Manager with a healthy proportion of my time spent on searching for the right tenants for my clients rental properties. I also carry out property valuations, and ensure I represent our services, to best ensure that our landlord clients achieve the maximum rental potential and with the right tenant.
What do you enjoy most about the job role?
I get a real joy from the whole journey from meeting a new prospective landlord, reassuring them of how we will find the right tenant and achieve the right rental figure. Taking the new instruction to market, handling all the letting enquiries, to sourcing the right tenant.
I have a real passion for the whole recruitment process of sourcing the right tenant and matching them to the right property. For those people that know me well, they know that I am particular and that this process matters to me. This I know the landlord clients see in me and they really appreciate it.
How are the residential and student rental markets performing right now?
The residential market is buoyant, letting the property isn’t the challenge, but finding the right tenant, is a skill, which takes patience, skill and all my professional knowledge to get to the right applicant. This comes easy to me, being a strong people person, and being adaptable to all individuals.
The HMO market has become more competitive year on year, in the 5 years I’ve been carrying out all the student activity, there has been a real shift in student expectation, with the global growth in social media, everyone is boasting about their property, with photos and marketing, therefore ensuring an attractive property marketed at the right price is key to attract the right tenant(s).
There has been a lot of compliance changes in the letting industry in recent times. How have you found all the changes?
The compliance updates have been a challenge and one we have had to meet head on with skill and hard work, however with any challenge , comes it’s rewards, whilst legislation challenges have proved a factor in some landlords getting out of the market, those that have stayed , have seen a real upturn in rental growth. Rental figures are now at an all time high providing landlords with good rental returns. In addition, tenant selection has now become even better for a landlord, with many properties having multiple suitable applicants to choose from.
