As part of a good agents service they should be able to give you the correct advice on presentation and any required works. On occasions putting a new kitchen and bathroom in will only get you back your investment and you will have the upfront hassle to absorb. In this scenario, a more sensible asking price is the answer. On other occasions a face lift to a bathroom could be of a low cost and get you the all important sale. A good agent should also know good contractors that can do the jobs quickly and at a reasonable price.
You should look at how the property presents from the front. We agents call it ‘Kerb Appeal’. Is the garden cut, drive free from weeds, any paintwork in good condition, have any of the window panels blown. First impressions are crucial and quite often a small investment here can make a significant difference.
Internally the property should have the décor in good condition. Painting walls and woodwork is not a huge investment, but again can make a substantial difference. You should spend time decluttering the property, cleaning top to toe and making the property feel as homely as possible. Small tips include beds always being made up, rooms being ventilated (particularly teenage bedrooms!), bedside lights being switched on and some plug in air fresheners.
