Selecting your agent
You should go on a reliable recommendation from a friend or family member to select your initial agent for valuation purposes and then select another two agents in addition.
In my opinion, there are a small handful of agents locally that have the experience, modern marketing and good negotiating teams that can deliver the best-selling experience for you. I will remain impartial and not give names out!
When considering one of the established high street agents you should inspect their website to see if it is modern and easy to use, call into the branch and see if you get a positive and professional greeting, find out which individuals you will be dealing with and see if you are comfortable with them, inspect the quality of the brochures and photography and find out if they provide floor plans? You will be surprised how bad both the customer service and the quality of the marketing can be with some agents and it’s best to find this out before you make a mistake and instruct the wrong agent.
If you are looking at a less established agency you will again need to look at the same points, but you also need to establish how much experience they have as individuals or as a team. A young business with no or little experience would be a ‘No’ in my eyes. However, if they have good experience as a team and the enthusiasm to go with it then this can quite often be the best combination.
