Rent Smart Wales

Under the Housing (Wales) Act 2014, there are new legal obligations on landlords and agents of private residential property in Wales. The regulation came into force on the 23rd November 2015. We at Fresh are a fully licensed agent through the Rent Smart Wales scheme. This means that all relevant staff have passed the required exams, the business passed the required checks and we paid the required licence fee. By doing so we are able to act as managing agents for our client’s properties.

To be part of one of these bodies you must hold separate client and office accounts, so the funds of the business and that of the clients are kept separate. The client account must be insured by      ‘Client Money Protection Insurance’ that will give protection against a fraudulent act by the agent. Other conditions of membership include appropriate levels of professional indemnity insurance and an approved inspection of your accounts and accounts procedures. These securities really set the good agents apart from other agents that are either not capable or willing to obtain membership of a UKALA or ARLA scheme. These two groups promote the highest standards of security and service.
